 Liaison Officer

Job Description

  1. Government and Regulatory Liaison:
  2. Serve as the primary point of contact between the company and government departments (BBMP, BWSSB, BESCOM), local authorities, and regulatory bodies.
  3. Ensure smooth communication, coordination, and resolution of issues related to permits, clearances, and legal formalities.
  4. Compliance with Labour Laws:
  5. Ensure adherence to all relevant labour laws and regulations, including Employee State Insurance (ESI), Provident Fund (PF), and minimum wage laws in the context of real estate and construction projects.
  6. Property Documentation and Taxation:
  7. Coordinate with BBMP regarding property tax assessments, payments, and documentation for properties in Bengaluru.
  8. Ensure full compliance with local property tax regulations and address any inquiries or concerns related to property taxation.
  9. Stamp Duty and Registration:
  10. Facilitate the payment of stamp duty and ensure the accurate registration of property documents with the concerned authorities.
  11. Ensure compliance with all requirements for property transactions, including documentation and registration processes.
  12. Katha Process and Property Classification:
  13. Oversee the Katha process for properties, ensuring the correct assessment, documentation, and classification for legal and tax purposes.
  14. Liaise with BBMP to ensure properties are properly registered under the Katha system, resolving any discrepancies in Katha records, land titles, or ownership issues.
  15. E-Khata Documentation:
  16. Assist in obtaining E-Khata for properties from relevant authorities to ensure smooth property transactions.
  17. Collaboration with BWSSB:
  18. Work closely with the Bangalore Water Supply and Sewerage Board (BWSSB) to ensure compliance with water supply, sewerage, and related regulations.
  19. Local Police Queries:
  20. Handle and resolve any police inquiries or legal processes related to property transactions, ensuring timely resolution.
  21. Legal and Regulatory Updates:
  22. Stay updated on changes in real estate laws, property registration requirements, stamp duties, and other legalities in Karnataka.
  23. Ensure the company remains compliant with any new or amended regulations in the real estate, construction, and property management sectors.
  24. Approval and License Applications:
  25. Assist in preparing and submitting applications for approvals, licenses, and permits from various government agencies as required for property transactions.
  26. Documentation and Record Maintenance:
  27. Oversee the preparation, submission, and maintenance of records related to property documents, contracts, permits, approvals, and licenses.
  28. Ensure that all property-related documentation is accurate, up-to-date, and in compliance with regulatory requirements.
  29. Real Estate Process Management:
  30. Manage the real estate process from property agreements to regulatory compliance and final registration.
  31. Facilitate property transactions, land title verification, and ensure proper documentation of agreements and clearances.
  32. Property and Land Title Management:
  33. Provide support in resolving discrepancies related to land titles, ownership, and property documentation in collaboration with legal teams and external authorities.
  34. Stakeholder Management:
  35. Maintain and manage relationships with internal and external stakeholders involved in real estate transactions, including government authorities, regulatory bodies, contractors, and legal professionals.

  1. Educational Qualifications:
  2. A Bachelor s degree in any field, with a preference for Law, Real Estate, or a related field.
  3. Knowledge and Skills:
  4. Deep knowledge of real estate transactions, zoning, property documentation, land titles, agreements, and construction permits.
  5. Familiarity with local regulations concerning property-related legalities, including construction, property taxes, land use, and environmental laws.
  6. In-depth understanding of labour laws, including ESI, PF, and minimum wage regulations as they relate to real estate and construction activities.
  7. Proficient in both Kannada and English, with strong communication and negotiation skills to effectively collaborate with government officials, regulatory bodies, and other stakeholders.
  8. Excellent attention to detail in managing documentation and ensuring compliance with regulatory requirements.
  9. Ability to resolve discrepancies in legal documents, Katha records, and land titles in collaboration with the concerned authorities.
  10. Experience:
  11. 6 months to 1 year of experience in a similar role, ideally in the real estate, construction, or property management sectors.
  12. Additional Requirements:
  13. Access to a personal vehicle for travel to government offices and other relevant locations.
