Technical Manager shall support Property Manager in advising on models for optimum utilization of power.
Technical Manager shall create/maintain Planned Preventive Maintenance schedule (PPM) and regular duty checklists for Electricians/ Plumbers and ensure performance to the schedule mentioned in the respective checklists.
Technical Manager shall update all equipment details, which shall form a part of asset register and history card of all the equipment. (in online and offline modes as agreed with association)
Technical Manager shall record the operation and performance parameters of the installations.
Technical Manager shall take inventory of electro-mechanical consumables, prepare purchase requisitions for the spares and consumables for maintenance.
Technical Manager shall keep track of the electrical layout and should be able to assist any outage scenario by identifying the root cause and finding appropriate methods of fixes.
Technical Manager shall check and maintain/improve health status of all electrical equipment at site including but not limited to lifts, distribution boards and panels, distribution of power, transformers, diesel generators etc.
Technical Manager shall manage occupant requests (subject to scope mutually agreed) to ensure an effective and efficient resolution of all electrical services.
Technical Manager must jointly ensure with other staff, appropriate stock levels of electromechanical consumables and critical spares.
Technical Manager shall ensure smooth Operation of DG, Pump & Motors, Domestic Water Supply and Distribution system, STP Water Supply and Distribution System.
Technical Manager shall keep track of the plumbing layout and inventory of fixtures and should be able to assist any outage scenario by identifying the root cause and finding appropriate methods of fixes.
Technical Manager shall ensure optimal usage of water by maintaining an efficient system and proper utilization.
Technical Manager must constantly monitor the consumption levels, water quality and chemical levels and maintain at specified levels.
Physical STP Operations & Services is outside the scope of Service Provider.
However, the Technical Manager :-
Shall ensure due assistance is provided to the STP vendor in case of repairs requiring electrical/ plumbing support and ensure that there are no irregularities in inward/outward flow to STP.
Shall ensure proactive maintenance of the Electrical Infrastructure and that there should be no stoppage of operation due to electrical failure attributed to miss of a Service Provider in proactive maintenance.
Shall ensure proactive maintenance of the Mechanical Infrastructure (Blower, Motor and Pumps) through the STP Vendor and ensure any faults detected are reported to Facility Manager.
